An animated, simulated example. The file, people, firm, lender and emails are fictional. It is not a recording of a real file or a real system.

  1. The ask. A lawyer drops a signed APS for 41 Juniper Row into a chat with Lintel and writes: “Turn this into keys. And fees.”
  2. The file. Lintel opens file SAMPLE-26-204: buyers Dana and Sam Reyes, price $689,000, requisition date Friday, November 13, closing Friday, November 27. The signed waiver of the financing condition is missing, so Lintel asks the buyers’ agent for it.
  3. The email. Lintel emails the agent, Priya Nair: “Our copy of the agreement has the financing condition but no waiver. Could you send the waiver signed by both buyers?”
  4. The chase. No reply. The next morning Lintel texts Priya, then calls her office and leaves a message. At 4:18 p.m. she replies with the signed waiver. Lintel files it and tells the lawyer the deal is firm.
  5. The lender. Instructions to solicitor arrive from a fictional lender. Lintel turns them into five jobs: an insurance binder from the buyers’ broker, a void cheque from the buyers, title insurance for the lawyer’s approval, a check that price and closing date match the APS, and a request for funds drafted for the lawyer, due Tuesday, November 24.
  6. The searches. Title: the sellers’ 2019 mortgage is still registered, so the requisition asks for its discharge on closing. Executions: the sellers are clear; a writ against a Samuel Reyes with a different birth date needs an identity declaration from Sam. Realty taxes: the sellers paid 2026 in full, so they get $560.00 back on adjustments. The requisition letter goes out Friday, November 6.
  7. The documents. A statement of adjustments with a balance due on closing of $654,560.00, an acknowledgment and direction for the buyers to sign, and a draft reporting letter to finish after closing.
  8. Your call. The APS includes the water heater as owned, but the sellers say it is rented. Lintel flags it for the lawyer’s judgment and drafts a requisition in case it is wanted. The lawyer says to send it, and will call the clients.
  9. Signing. The signing with both clients is booked for Thursday, November 26, with the package tabbed where they sign. On closing day, registration and the release of funds wait for the lawyer.
  10. The keys. A doorway: the posts are the lawyer’s judgment and signature, the beam is Lintel, and the keys rest on the threshold. Keys for your client. A fee for your judgment. $399 for everything in between, plus HST and disbursements. A link asks for early access.

Good clerks are hard to find. Harder to keep.
